How Long Does It Take to Sell a House in Puyallup?

by Austin Robertson

Plan on about two months from listing to closing in Puyallup. The median home goes under contract in roughly 24 days, and closing takes another 30 to 45. Add two to four weeks of prep before the sign goes up.

Selling a house has three clocks: the time to get ready, the time to find a buyer, and the time to close. People usually ask about the middle one. All three matter if you are planning a move.

The short answer

24 days

Median time to a pending sale

56 days

Median listing to closing

15%

Sold within 30 days

Sources: Zillow, data through August 2026, for time to pending. Opendoor's Puyallup market data, June 2026, for listing to closing and share sold within 30 days.

Countywide, the Northwest MLS reported 29 days on market for Pierce County homes sold in June 2026, up from 25 the June before.

The full timeline

Stage Typical time What is happening
Prep 2 to 4 weeks Repairs, cleaning, photos, pricing
On the market About 3 to 4 weeks Showings and offers
Under contract 30 to 45 days Inspection, appraisal, loan approval, title
Total About 2 to 3.5 months From first phone call to keys

A cash buyer can shorten the contract stage to two weeks or so. A buyer who has to sell their own home first can stretch it.

It depends on the month

The lower-priced ZIP codes are moving quickest. That fits a market with 7% mortgage rates: the most affordable homes have the most buyers.

What makes a Puyallup home sit

Price. This is the big one. Roughly 38% of Puyallup listings end up cutting their price, according to Opendoor. Every week spent overpriced is a week added to your timeline, and buyers notice a stale listing.

Condition. A rough inspection report kills more deals than anything else I see. When a sale falls apart at inspection, you lose three weeks and go back on the market with a mark against you.

Competition. Active single-family listings in Pierce County were up 21.1% in September 2026, per the Northwest MLS. Buyers have alternatives.

Access. Homes that are hard to show get fewer showings. Fewer showings means a longer wait.

How to shorten it

  1. Get a pre-listing inspection. Fix what you can and disclose the rest. Surprises are what blow up contracts.
  2. Price from sold homes, not asking prices. Use the last 90 days in your own subdivision.
  3. Launch complete. Professional photos, a clean house, and every document ready on day one. The first two weeks draw the most traffic.
  4. Make it easy to see. Say yes to showings.
  5. Pick the buyer, not just the price. A slightly lower offer with solid financing often closes sooner than the top number with shaky terms.
