Puyallup home values sit near $565,000 in fall 2026, almost exactly where they were a year ago. Values differ by ZIP code, with South Hill's 98373 and 98374 running highest.

Puyallup home values have spent the last year going sideways. That is not bad news. After the run-up earlier this decade, a flat year means owners have kept what they gained.

Zillow's home value index puts the typical Puyallup home at $565,156 with data through August 2026, up 0.2% from a year earlier. Pierce County as a whole sits at $564,102, so Puyallup is tracking the county almost dollar for dollar.

Puyallup home values by ZIP code

"Puyallup" covers a lot of ground. The valley floor, the neighborhoods climbing the hill, and unincorporated South Hill are different markets with different housing stock. Recent sales show the spread.

A $50,000 gap between ZIP codes is common here, and the gap between two homes on the same street can be just as wide. Age, condition, lot, and view do most of the work.

What a flat year means if you own

You have not lost ground. Values are within a fraction of a percent of last fall.

Appreciation will not bail out a bad decision. In a rising market, an overpriced home eventually gets rescued by the market catching up. In a flat one, it just sits.

The county sees it too. Pierce County's 2026 assessments showed residential values down about 1% countywide. That number sets next year's tax bill, not your sale price, but it points the same direction.

What a flat year means if you are thinking of selling

Buyers have more to choose from. Active single-family listings across Pierce County were up 21.1% in September compared with last year, and the 30-year mortgage rate averaged 7.28% on October 1, 2026, according to Freddie Mac.

Homes that are priced to the market still sell. Zillow shows the median Puyallup sale closing at 100% of its list price, with about 36% of sales going over list. The homes that struggle are the ones priced off last spring's hopes.
