Fiber cement is what most local builders have used for the past two decades, and it is what most buyers expect to see.

Signs your siding is failing

  • Boards that are swollen, soft, or crumbling at the bottom edge
  • Paint that peels again a year after repainting
  • Gaps at the seams and around windows
  • Caulk that has cracked and pulled away
  • Green growth or dark staining that returns after cleaning
  • Soft spots when you press near the bottom of a wall
  • Musty smell or stains on interior walls

Check the south and west walls first. They take the weather. Then check anywhere a sprinkler hits the house or bark is piled against the wall.

A note on 1980s and 1990s homes

Many homes built in that era around Pierce County were sided with early composite wood products. Some of those products absorb water at the edges and swell over time. If your home is from that period and the lower edges of the boards look puffy or flaky, have someone who knows siding take a look. It is a known issue that buyers' inspectors watch for.

A good paint job with proper prep buys years on siding that is still sound. Paint will not save boards that have already swollen.

Do you need a permit?

In unincorporated Pierce County, the county's Work Exempt from Building Permit guide says siding replacement is exempt when it is installed per the manufacturer's specifications. The exemption does not cover replacing the structural layer underneath, such as the sheathing. If the job uncovers rot and the sheathing has to be replaced, a permit comes into play.

Inside Puyallup city limits, check with the city's permitting office before work starts.

What makes a siding job last

The siding is only the visible part. Ask every bidder about what goes behind it:

  • Weather barrier. New house wrap, lapped and taped correctly.
  • Flashing. At every window, door, and horizontal trim piece.
  • Clearance. Siding should stop short of the ground, roofs, and decks.
  • Rot allowance. What they charge to replace damaged sheathing or framing found during tear-off.

Hiring

  1. Get three written bids with the same material, brand, and scope.
  2. Ask for the price per sheet of sheathing replacement.
  3. Look each company up in the state's Verify a Contractor tool.
  4. Ask whether paint is included and what the warranty covers.

Siding and resale
