A water heater gives you about a decade of quiet service and then one bad morning. If yours is past ten years old, replacing it on your schedule is cheaper and calmer than replacing it after it floods the garage.

Add $50 to $200 for permit fees and $100 to $400 if an expansion tank is needed. Converting from a tank to tankless costs more than a like-for-like swap because of gas line, venting, or electrical changes.

To find your heater's age, look at the manufacturer's label. The serial number usually contains the build date.

Signs it is near the end

  • Rust-colored hot water
  • Rumbling or popping when it heats
  • Moisture or rust at the base of the tank
  • Hot water that runs out faster than it used to
  • Age past 10 years

Water at the base is the urgent one. A tank that has started to leak will not heal.

HomeGuide puts annual operating cost at $160 to $190 for a heat pump water heater compared with $530 to $600 for a standard electric tank. A garage is a good spot for one in our climate.

Rebates

Puget Sound Energy lists a heat pump water heater rebate for existing single-family homes, with higher amounts for income-qualified customers. Check the current amount before you buy.

The federal tax credit that used to apply is no longer available for new installations. The IRS says it covered property placed in service through the end of 2025.

Permits and code items

Replacing a water heater is not exempt work. Pierce County's Work Exempt from Building Permit guide says that when a defective plumbing element has to be replaced, a permit and inspection are required. A plumbing permit comes from the city or county. Electrical work is permitted through the state Department of Labor and Industries in most of the county.

Installers and inspectors here look for a few specific things:

  • Earthquake straps. The tank should be strapped to the wall framing.
  • Relief valve discharge pipe. The pipe from the temperature and pressure relief valve should run down toward the floor or to the exterior, not end open at the top of the tank.
  • Expansion tank. Often required on a closed water system.
  • Elevation and protection in a garage. Gas units need the burner raised off the floor and protected from vehicles.
  • Venting. Gas units need a proper, intact flue.

Missing straps and a missing discharge pipe are two of the most common notes on home inspection reports. Both are cheap to correct.

Hiring it out

  1. Get two or three quotes for the same type and size.
  2. Ask whether the price includes the permit, haul-away, straps, and any code upgrades.
  3. Look the company up in the state's Verify a Contractor tool.
  4. Ask about the warranty on the tank and on the labor.

Before you sell

A water heater in its last years will be written up by a buyer's inspector. You do not always need to replace it. At a minimum, make sure it is strapped, the discharge pipe is in place, and there is no leaking. If it is 15 years old and rusting at the base, replace it. The cost is small next to the credit a nervous buyer will ask for.
