Yard Drainage Solutions in Puyallup

A soggy lawn in February is normal here. Water pooling against the foundation, a crawl space that floods, or a backyard that stays a pond until May is a problem worth solving. It is also one of the first things a buyer's inspector looks at.
Why Puyallup yards hold water
Two very different soil conditions cover most of the area.
South Hill. Much of the hill sits on dense, compacted glacial soil a foot or two below the surface. Water soaks through the topsoil, hits that layer, and stops. It then moves sideways until it finds a low spot, which is often your crawl space.
The valley floor. River-bottom soil with a water table that rises close to the surface in winter. Here the water is coming up, not just down.
The fix depends on which one you have. Digging a deeper hole does not help when the water table is the problem.
Start with the free fixes
Before you price a drain, check these. They solve a surprising share of wet yards and crawl spaces.
- Clean the gutters. An overflowing gutter dumps a roof's worth of water next to the foundation.
- Extend every downspout. Water should leave the pipe several feet from the house, heading downhill.
- Check the buried lines. If a downspout connects to an underground pipe and water bubbles back out the top in a storm, the line is blocked.
- Fix the grade. Soil should slope away from the foundation. Pull bark and soil back so it sits below the siding.
- Look uphill. Is the water yours, or is it arriving from a neighbor's lot or the street?

A French drain needs somewhere to send the water. If there is no lower outlet on your lot, a drain just moves the puddle. Ask any contractor where the pipe will discharge before you ask what it costs.
Rules to know
- Do not send your water onto the neighbor. Redirecting drainage onto another property invites a dispute and potential liability.
- Do not connect to the sanitary sewer. Yard and roof drains do not belong there.
- Call 811 before digging. Utility locates are free and required.
- Check before working near a stream, wetland, or steep slope. Those areas are regulated, and work there can require review.
- Ask the county. In unincorporated areas, Pierce County's flooding page lists a line for flood and drainage questions, (253) 798-2725, and staff may do a site visit. Inside city limits, start with the City of Puyallup.
Hiring a drainage contractor
Drainage work is easy to do badly. A pipe laid with the wrong slope or wrapped in the wrong fabric clogs in a couple of years.
- Ask each bidder to explain where the water is coming from and where it will go.
- Get the pipe type, depth, slope, and discharge point in writing.
- Look the company up in the state's Verify a Contractor tool.
- Ask for an address where they did similar work three or more years ago.
Be cautious of anyone who proposes a large system without first looking at your gutters and downspouts.
Drainage and selling
Washington's seller disclosure form asks about flooding, standing water, and drainage problems. Answer it accurately. Then show what you did about it.
A drainage problem that has been diagnosed and fixed, with an invoice, is a non-issue for most buyers. An unexplained water stain in the crawl space is a negotiation. If you are buying, visit the property during or right after heavy rain. A yard tells the truth in November that it hides in August.
