Gutter Cleaning in Puyallup: Cost and How Often

Gutter cleaning costs $100 to $250 for a typical home, with two-story houses running up to about $275. In Puyallup, plan on cleaning two or three times a year. Clogged gutters are a leading cause of wet crawl spaces and rotted trim.

Gutters are the least glamorous part of a house and one of the most important here. Their whole job is to catch the water coming off your roof and carry it away from the foundation. In a place that gets as much rain as we do, that is a lot of water.

The national average is $175. Per linear foot, the range is $0.50 to $2.50. Removing gutter screens to clean underneath adds $30 to $80.

Steep lots, heavy buildup, and hard-to-reach sections raise the price. Many companies will flush the downspouts and check for leaks on the same visit. Ask whether that is included.

How often in Puyallup

The standard advice is two or three times a year. What is overhead matters more than the calendar.

The most important cleaning is the one after the leaves finish falling and before the heavy rain sets in, usually November.

What clogged gutters do

This is why I care about gutters as a real estate broker.

  • Wet crawl spaces. Water that overflows the gutter lands next to the foundation and finds its way under the house. A wet crawl space is one of the most common problems on local inspection reports.
  • Rotted fascia and trim. Water backs up behind the gutter and soaks the wood it is mounted to.
  • Siding damage. Overflow runs down the wall.
  • Roof edge rot. Standing water wicks under the first row of shingles.
  • Foundation settling. Years of water dumped in one spot can erode soil.
  • Ice and weight. Full gutters pull away from the house.

A $175 cleaning protects against repairs that run into the thousands.

Downspouts matter as much as gutters

A clean gutter that empties right at the foundation has only moved the problem. Check that every downspout:

  • Is connected and not crushed
  • Empties onto a splash block or into a drain line
  • Carries water several feet away from the house
  • Does not send water onto a neighbor's lot or across a sidewalk

If you have buried drain lines and water backs up out of the top during a storm, the line is clogged or broken underground.

Are gutter guards worth it?

Installed guards cost $15 to $45 per linear foot. They cut down on cleaning. They do not end it.

Fir needles are the problem. They are fine enough to slip through or mat on top of many guard designs. Under firs, look for a fine mesh style and expect to brush off the tops a couple of times a year. Under leaf trees, guards work much better.

Doing it yourself

On a one-story home it is a manageable job.

  1. Use a sturdy ladder on level ground and have someone hold it.
  2. Scoop by hand or with a gutter scoop, working toward the downspout.
  3. Flush with a hose and watch for leaks at the seams.
  4. Run water down each downspout to confirm it is clear.
  5. Never lean a ladder on the gutter itself.

On a two-story home or a sloped lot, hire it out. Falls from ladders are a common and serious home injury.

Hiring someone

Gutter cleaners should be registered and insured like any other contractor. Look them up in the state's Verify a Contractor tool before they climb on your roof. If someone is hurt on your property and the company is not covered, that can become your problem.

Before you sell

Clean gutters and connected downspouts are on every pre-listing list I write. Inspectors check them, and overflowing gutters in the listing photos are a bad first impression. It is one of the cheapest fixes with the biggest effect.
