Roof Moss Removal in Puyallup

by Austin Robertson

Professional roof moss removal costs about $0.20 to $0.75 per square foot, or roughly $400 to $1,500 for a 2,000 square foot roof. The safe method is gentle brushing plus a moss treatment. Pressure washing strips years off asphalt shingles.

If you own a roof in Puyallup, you own moss. Shade from tall firs, a long wet season, and mild winters make this one of the best places in the country to grow it. It looks harmless. It is not.

Why moss matters

Moss is a sponge. It holds water against the shingles for days after the rain stops. As it thickens, it works under the shingle edges and lifts them. That breaks the seal between shingles and gives wind-driven rain a way in.

It also adds up at sale time. A green roof tells a buyer the home has not been maintained, and it tells their inspector to look harder at everything else. Some insurers now ask for photos of the roof.

Roof size Moss removal at $0.20 to $0.75 per square foot
1,500 square feet $300 to $1,125
2,000 square feet $400 to $1,500
2,500 square feet $500 to $1,875
3,000 square feet $600 to $2,250

Steep pitch, a second story, and heavy growth push the price up. Zinc strips for prevention run $30 to $60 per 50-foot roll for materials.

The right way to remove it

  1. Pick a dry stretch. Late summer or early fall is ideal. Dry moss releases more easily.
  2. Brush or blow it off gently. Work from the ridge down, with the shingles, never up against them.
  3. Apply a moss treatment. Follow the label for the product and the amount.
  4. Let the rain finish the job. Dead moss loosens and washes away over a few weeks.
  5. Clean the gutters. Everything you loosened ends up there.

The wrong way

Do not pressure wash an asphalt roof. HomeGuide's guide advises against it for shingle and tile roofs. High pressure blasts off the granules that protect the shingle from the sun, and it can drive water up under the laps. A roof can look clean and lose years of life in one afternoon.

Do not scrape hard. Same problem, slower.

Do not walk a wet, mossy roof. It is as slick as ice. This is a job where hiring out is often the safe choice.

Keep runoff out of the storm drains

Many moss products contain zinc, which is harmful to fish. In a river town that matters. Use only what the label calls for, keep the product off plants and out of the street drain, and do not apply it right before heavy rain.

How to keep it from coming back

  • Trim back branches. Sunlight and airflow are the best prevention. Branches should not touch or overhang the roof closely.
  • Keep the roof clear. Blow off needles and leaves a couple of times a year, especially in valleys.
  • Clean gutters. Backed-up gutters keep the roof edge wet.
  • Install zinc or copper strips. Placed near the ridge, they release a small amount of metal with each rain that discourages growth below.
  • Treat on a schedule. A light preventive treatment every year or two beats a heavy removal every five.

DIY or hire?

A single-story home with a low-pitch roof and light moss is a reasonable weekend job with a soft brush, a harness, and patience. Anything steep, two-story, or heavily grown over is worth hiring out.

If you hire, check the company in the state's Verify a Contractor tool and ask one question: "Do you pressure wash?" If the answer is yes, keep looking.

When moss means it is too late

If the shingles under the moss are curled, cracked, or bald, cleaning will not save them. Removing heavy moss from a worn-out roof can even start leaks, because the moss was the only thing holding the pieces together. Have a roofer look before you pay for a cleaning on a roof older than 20 years.

Frequently asked questions

How much does roof moss removal cost in Puyallup?

About $0.20 to $0.75 per square foot in national cost guides, which is roughly $400 to $1,500 for a 2,000 square foot roof. Steep or heavily grown roofs cost more.

Can I pressure wash moss off my roof?

Not on asphalt shingles. Pressure washing removes the protective granules and can force water under the shingles.

When is the best time to remove roof moss?

During a dry stretch, usually late summer or early fall. Dry moss comes off more easily and the roof is safer to work on.

How do I stop moss from growing back?

Trim overhanging branches, keep the roof and gutters clear of debris, install zinc or copper strips near the ridge, and apply a preventive treatment every year or two.
