Roof Repair in Puyallup: Costs and When to Replace

Most roof repairs cost between $150 and $3,000. Minor fixes such as a vent boot or a few shingles run $150 to $1,000. Once a repair estimate passes $3,000 on a roof older than 20 years, replacement usually makes more sense.

A stain on the ceiling does not always mean a new roof. Most leaks around here start at a small failure: a cracked rubber boot around a vent pipe, a lifted piece of flashing, or a valley packed with needles. Those are repairs, and they are a fraction of the cost of replacement.

Labor is 60% or more of a repair bill, at $40 to $100 an hour. Emergency calls add $200 to $300. Expect local quotes toward the upper end of these ranges.

The usual suspects in Puyallup

Vent boots. The rubber collar around a plumbing vent cracks after 10 to 15 years. It is one of the most common roof leaks and one of the cheapest to fix.

Flashing. Metal at chimneys, skylights, and where a roof meets a wall. When the sealant dries out, water gets behind it.

Valleys. Where two roof planes meet. Fir needles collect here, hold water, and rot the shingles underneath.

Moss damage. Moss lifts shingle edges and lets wind-driven rain underneath.

Missing shingles. After a November windstorm, walk around the house and look up.

Bathroom fan vents. A fan that dumps moist air into the attic, instead of through the roof, causes staining that looks like a leak.

Find it before it finds you

Twice a year, from the ground with binoculars:

  • Look for missing, curled, or lifted shingles
  • Check that flashing sits flat
  • Look for dark streaks or heavy moss
  • Check gutters for a buildup of shingle granules

Then go in the attic with a flashlight after a hard rain. Look for wet wood, dark stains, and daylight where there should not be any.

Repair or replace?

HomeGuide's rule of thumb says replacement is usually the better value when:

  • The roof is more than 20 years old
  • The repair estimate is over $3,000
  • The damage covers more than 25% of the roof

I would add one: if you have had three separate leaks in two years, the roof is telling you something.

On the other hand, a 12-year-old roof with one bad boot does not need replacing, whatever the door-knocker says.

Do repairs need a permit?

Small repairs generally do not. Pierce County's Work Exempt from Building Permit guide exempts standard re-roofing in unincorporated areas but not the replacement of roof sheathing. If a repair involves structure or sheathing, or your home is inside Puyallup city limits, call the permitting office first.

Hiring someone

Storm season brings out fly-by-night crews. Protect yourself.

  1. Check the company in the state's Verify a Contractor tool.
  2. Ask for photos of the problem before and after.
  3. Get the scope and price in writing.
  4. Be wary of anyone who inspects for free and finds a full replacement every time.

Will insurance pay?

Sometimes. Insurance covers sudden damage, such as a tree limb through the roof or shingles torn off in a windstorm. It does not cover wear, age, or moss. If the cause is a storm, photograph the damage and call your agent before repairs start.

Repairs before a sale

Get the roof looked at before you list. A $300 repair you handle on your schedule is far better than a line in a buyer's inspection report that reads "active leak, recommend evaluation by licensed roofer." Buyers read that sentence and picture a $30,000 bill.

A receipt from a roofer and a short letter on the roof's remaining life are two of the most useful pieces of paper a seller can have.
